Basement finish timelines depend on scope, permits, and how many trades are involved. Here is a realistic week-by-week look at what actually happens on a typical Denver-area basement finish so you know what to expect from day one.
The Short Answer
A typical basement finish in the Denver metro area runs 8 to 14 weeks from the day framing starts to the day you get the certificate of occupancy. A very simple, no-bath, no-egress finish can wrap in 6 weeks. A full basement with two bedrooms, two baths, and a wet bar can stretch to 16 to 20 weeks.
Week-by-Week: What Actually Happens
Weeks 1–2: Framing and rough mechanicals
Layout, framing of walls and soffits, and rough electrical, plumbing, and HVAC. This is when the space finally starts to look like rooms.
Weeks 3–4: Rough inspections and insulation
City or county inspectors sign off on rough framing, plumbing, and electrical. Insulation goes in immediately after.
Weeks 5–7: Drywall
Hanging, taping, mudding, and sanding. This is the dustiest phase of the project. Expect three to four rounds of mud with sanding in between.
Weeks 8–10: Trim, doors, tile, and paint
Prime, first coat of paint, trim install, doors hung, bathroom tile set. This is where the space starts to feel finished.
Weeks 11–13: Flooring and finish plumbing/electrical
Flooring is installed. Toilets, faucets, and vanities are set. Light fixtures, outlets, and switches finished out.
Week 14: Final inspection and punch list
Final inspection with the jurisdiction. Punch-list walkthrough with the homeowner. Any last touch-ups completed.
What Extends a Basement Finish Timeline
- Adding an egress window and window well
- Adding a second bathroom
- Custom cabinetry or built-ins with longer lead times
- Structural changes or slab cutting
- Permit and inspection scheduling delays
