How do I get an estimate?

Is the estimate really free, with no obligation?

Yes. We don't charge for the initial consultation or the written proposal, and there's no pressure to sign. If we're not the right fit, we'll say so.

How quickly can you start?

Depending on the season, we're usually booking 3 to 8 weeks out. Winter tends to be faster, spring and early summer are the busiest. We'll give you a realistic start window in the proposal.

Do you work on smaller projects, or only full basements?

Both. We handle full basement finishes, kitchen and bathroom remodels, drywall work, and targeted upgrades like adding a bathroom or a wet bar. If it fits our craft, we're interested.

Are you licensed and insured?

Yes. We're a licensed general contractor in every Denver-metro jurisdiction we work in, and we carry general liability and workers compensation insurance. We're happy to share license numbers and certificates on request.

How much does a finished basement cost in Denver?

Most quality, permitted basement finishes in the Denver metro run $55 to $110 per square foot. A 1,000 sq ft basement typically lands between $55,000 and $110,000 depending on bathroom count, wet bar, egress work, and finish level.

Question 7

What's included in your bid?

Framing, insulation, drywall, paint, flooring, trim, doors, basic electrical and lighting, and any bathrooms or bars called out in the scope. Every allowance (tile, fixtures, cabinets, counters) is itemized so you know exactly what's in the number.

How does payment work?

A modest deposit to schedule, then milestone-based progress payments tied to real project stages (rough-in complete, drywall complete, etc.). We never ask for large payments up front, and final payment is due only after your final inspection passes.

Do you offer financing?

We don't finance projects in-house, but many clients use a home equity line, a cash-out refinance, or a renovation-specific loan. We're happy to work with your lender on documentation and draw schedules.

What happens if the scope changes mid-project?

Every change goes through a written change order with clear pricing before work continues. No surprise bills at the end. The best way to avoid change orders is to finalize selections before demo starts, and we'll help you get there.

How long does a basement finish take?

6 to 12 weeks is realistic for a standard 800 to 1,400 sq ft basement. Add 2 to 4 weeks for structural changes, egress cuts, or custom cabinetry. We give you a written schedule with milestones at contract signing.

How long does a kitchen or bathroom remodel take?

A full bathroom typically runs 3 to 5 weeks. A full kitchen runs 6 to 10 weeks. Cabinet lead times and tile availability are usually the biggest variables.

What's the sequence of a basement finish?

Demo and prep, framing, rough-in electrical/plumbing/HVAC, rough-in inspection, insulation, drywall, paint, flooring, trim, doors, bathroom and bar finishes, fixtures, final inspection, and walk-through.

What causes the biggest delays?

Inspections, changes made mid-project, custom shower glass lead times, and unfinished selections. If you lock every choice before demo, you'll almost never fall behind.

Can we live in the house during construction?

Almost always yes. We plastic off work zones, control dust with negative-air scrubbers where it matters, and keep water shut-offs to short windows. Basement projects rarely disrupt life above.

Do you pull permits?

Always. Every project we run is fully permitted and inspected. Unpermitted work can't be counted toward appraised square footage, and it creates real problems at resale and with insurance claims.

How much do permits cost?

For most Denver-area basements, permit fees land between $400 and $1,500 based on project valuation. Trade permits (electrical, plumbing, mechanical) are separate and usually included in the total we quote.

How long does the permit process take?

Simple projects clear in 2 to 4 weeks. Structural changes, egress cuts, or new bedrooms can push it to 6 to 10 weeks depending on jurisdiction.

Question 19

What is an egress window, and when do I need one?

Accepted Answer

An egress window is a code-compliant window in the foundation wall large enough to escape through in an emergency. Any basement bedroom needs one. Minimum 5.7 sq ft clear opening, at least 24 inches tall, 20 inches wide, sill no more than 44 inches off the floor.

Do you handle HOA approvals?

For anything visible from the exterior (egress wells, window changes, additions), we help prep the HOA submittal package. Purely interior basement finishes usually don't need HOA approval, but we'll confirm before starting.

Do you help with design and layout?

Yes. Every project includes design and layout guidance from our team: room planning, lighting placement, plumbing locations, and finish selections. For larger, more custom projects we can also loop in a designer.

What's the best flooring for a basement?

Luxury vinyl plank (LVP) is the practical winner for most Denver basements: waterproof, warm underfoot, and forgiving of minor slab imperfections. Tile is better in wet zones, engineered wood works only with strict moisture control.

What kind of drywall do you use in basements?

Standard 1/2 inch on most walls and ceilings, moisture-resistant board in bathrooms and behind wet bars, and cement board or a waterproof panel behind tile in showers. In basements prone to humidity, we often upgrade to mold-resistant board.

Do we have to choose everything up front?

Not everything, but the earlier the better. Flooring, tile, cabinets, and plumbing fixtures should be locked before demo. Paint colors and hardware can wait until later without slowing the schedule.

Can you match existing finishes on the main floor?

Yes. We'll pull samples, match trim profiles, and align paint and stain to what you already have so the finished basement feels like part of the house, not an add-on.

What's your warranty?

One year on workmanship, plus any manufacturer warranties on materials, fixtures, and appliances. If something isn't right, we come back and fix it.

What happens if I find something after the final walk-through?

Email or call and we'll schedule a visit. Small punch-list items are handled quickly. Anything warranty-covered is addressed at no cost during the warranty period.

Do you handle seasonal drywall cracks?

Denver's dry winters and swings in humidity cause hairline cracks in almost every basement, even well-built ones. Within the first year we come back and patch anything that shows up, no charge.

Will my basement stay dry?

If we did the waterproofing scope, yes. We tie perimeter drainage into a sump or daylight, seal foundation penetrations, and install proper vapor management behind framing. If you skip waterproofing before finishing, no interior finish will save you long term.

What if I want to add something later?

Bring us back. Because we know how the space was built, framing bays, wiring runs, and plumbing rough-ins, future upgrades tend to be cleaner and cheaper when we're the ones doing them.

Not within our normal Denver-metro service area. For projects farther out, any travel costs are itemized in the proposal so there are no surprises.
