Finishing a basement over an unresolved moisture problem is the single most expensive mistake a homeowner can make. Waterproofing gets addressed before framing goes up, not after the drywall gets wet. Here is what to check for and what to fix.
Why Waterproofing Comes First
Water that finds its way behind finished walls will eventually damage insulation, drywall, framing, and flooring. Fixing water problems after a basement is finished can mean tearing out entire walls to get to the source. The fix is always cheaper before the finish starts.
How to Assess Your Basement for Moisture
- Look for efflorescence (white mineral deposits) on foundation walls
- Check for staining or discoloration low on walls
- Feel for cool damp spots after a rain
- Tape a square of clear plastic to the slab for 48 hours and check for moisture underneath
- Ask about past sump pump activity or water intrusion events
Common Sources of Basement Moisture in Denver
Grading and gutters
Most basement moisture problems start outside the house. Grading should slope away from the foundation for at least 6 feet. Downspouts should discharge at least 6 feet from the foundation, farther if possible.
Cracks in the foundation
Hairline cracks are usually cosmetic. Cracks wider than a nickel, cracks that are widening, or cracks with active moisture need to be sealed by a foundation specialist before finish work begins.
High water table or hydrostatic pressure
Homes on lots with a high water table or heavy clay soils may need an interior drain tile system tied to a sump pump. This is a significant project and is worth doing right before any finish work starts.
Interior Waterproofing Steps
- Seal any active cracks with epoxy or polyurethane injection
- Install rigid foam directly against the foundation to break the thermal bridge
- Frame stud walls an inch or two off the foundation, not against it
- Use paperless mold-resistant drywall on perimeter walls
- Ensure the sump pump has a battery backup
